I grew up in Indianapolis, and in 1957 (thank you, Google), Eastgate mall opened about a mile east of where we lived. Three "anchor" stores--Sears, Penney's, and a Chicago department store branch, Wasson's. In 1989, it was an empty shell, with maybe 2 stores still operating. The structure is still there, but I think the only tenant is a gym.
It's depressing to go to our local mall--Sears was the main anchor client and they're long gone, the other anchor was Dillard's. They moved to an open-air shopping center, leaving behind a Dillard's Express outlet. Burlington Coat Factory is usually busy, but I don't see how places like Hallmark, GNC, Claire's, and FYE stay in business.
